Whenever you have an appraisal appointment, make sure smoke alarms and carbon monoxide detectors are installed per local code before the appraiser arrives. Most lenders require the appraiser to disclose if these items are installed. A missing detector can lead to a delayed transaction and additional appraisal fees if the appraiser has to come back out to verify the items have been installed.
